Sunset Oaks Family RV Park Seasonal Camping Policies
- Sunset Oaks season operates from the 1st Friday in May until September 30th weather permitting. All utilities will be turned off during the off season. Vehicle traffic is closed during the off season.
- Sunset Oaks is not responsible for lost or stolen goods; or injuries that happen at Sunset Oaks.
- A non-refundable storage/reservation fee of $400.00 is required no later than September 30th to reserve your site for the following year. The balance of the camping fees and structure fees is due opening weekend. Monthly seasonal payments are available with a $50.00 administration fee. All payments that are past due will be charged a $50.00 late fee. NSF cheques will be charged an NSF fee of $30.00. If you are not renewing for the following year, all possessions must be removed by September 30th. There is no refund for early departure.
- Sites at Sunset Oaks are single family occupancy of 6 people or less. If the family is greater than 6 people there will be a charge of $150.00 per extra person per season excluding children 2 or under. This will include an extra wristband.
- An extra tent for children will not be charged, more than one tent there will be a charge of $35.00/night. Management must be notified before tents are put up.
- Payment may be made by Cash, Cheque, Interac, E-transfer, or Credit Card. Credit Card payments will be charged an additional 2.85%.
- Please inform management of any phone number or address changes.
- In case of severe weather, for example high winds or tornado, please go to the bathroom/shower building for protection. It is a cinder block building and will withstand the high winds.
- All guests must register with the office. If the office is closed you may text or email or register in the mini golf hut scribbler. Any guests not registered may be evicted. If you have guests staying overnight which puts you over the 6 people maximum per site there is a $5.00 charge per person per night.
- When having guests stay overnight at your camper, other than immediate family members (adult children or grandchildren) there needs to be a seasonal holder present during their stay. You must be with your guests when using the pool or hot tub. Your guests are your responsibility to make sure they are abiding by the rules and respecting the property. All damage caused by your guests will be billed to the seasonal holder.
- Unlimited mini golf is included in your annual fee to all registered seasonal campers on your site. All guests must pay a fee to pay. Fees are listed in the mini-golf hut. A box for payment is located at the mini-golf hut. All children under 12 must be accompanied by an adult.
- Pool & Hot Tub are open from May long weekend – September long weekend weather permitting. Use of the pool and hot tub is at your own risk. The pool and hot tub stairs may be slippery. Please use caution. Children under the age of 12 must be supervised by an adult. If children are in the hot tub there must be at least one adult, in the hot tub with them. No lifeguard on duty. No toys are allowed in the hot tub. No glass containers are allowed in the pool area. No chairs allowed in the pool. No cannonballs or diving allowed in pool. Please cover hot tub after each use. Each person in the fenced pool area or using the pool or hot tub will be required to have a wristband (2 and under are exempt and do not need one). Each site will receive 6 wristbands included in their annual fee. If you require additional wristbands for guests, they can purchase them at the office or in the mini golf clubhouse for $5.00 for the day or for the weekend. If you lose a wristband there will be a $10.00 fee for a new one so please keep track of them. If the wristband wears out and tears we will replace it at no charge. We will be checking periodically to ensure all pool users are wearing a wristband. If you’re not wearing one you will be charged $5.00 extra for swimming. If the wristbands are too big for young children to wear on their wrist they can wear it on their ankle. All wristbands must be returned to the office if you decide not to renew your site. If they are not returned you will be charged a $60.00 fee.
- Use of the playground & beach area is at your own risk. Children under the age of 12 must be supervised by an adult when using the beach. No lifeguard on duty, no glass containers allowed on the beach or play areas. Swimming is prohibited in the dog pond. The dog pond is available to dogs that like to swim. Keep children away from the dog pond.
- The water system is chlorinated and classified as drinking water and sampled routinely for analysis. Test results can be obtained from management at any time.
- Quiet time is from 11:00pm – 9:00 am. During the day any activity or noise which may affect the comfort of other campers is not permitted. Use of chainsaws, leaf blowers, weed whackers, tractors or any other loud equipment is prohibited from the hours of 8:00pm – 10:00 am. Construction is also prohibited on long weekends and every day (weekends or weekdays) during the months of July and August.
- In order to maintain a family atmosphere, please exercise discretion when consuming alcoholic beverages. All alcohol must stay within your campsite. Inappropriate/illegal behavior will not be tolerated on or off your site. All cannabis is prohibited in the campground unless it is used for medicinal purposes. Anyone caught with cannabis without a prescription is subject to eviction. When using medicinal cannabis it must be done inside your camper.
- Dogs and cats are allowed as long as they are friendly and do not make noise continuously. Maximum of two dogs or cats allowed. Any other pets must be approved by management. All pets must be leashed and under owners control at all times. Do not leave pets unattended. It is your responsibility to clean up after your pet. Pets are not allowed in the bathrooms, showers, on the beach or in the pool area.
- There are no firearms, fireworks, drones, or ATV’s/dirt bikes allowed in the campground. ATV’s/dirt bikes can be trailered in and out of the campground.
- Please be respectful of other seasonal holders. Do not enter other sites unless you are invited.
- Intentional destruction of property (vandalism) will not be tolerated and the person (s) responsible will be evicted immediately and authorities will be notified.
- All garbage must be placed in a tied plastic bag and placed into the contained garbage cage areas. Large items must be taken back home with you. If you leave large items in the garbage cages there will be a $50.00 charge. Please assure the door is closed after you place your garbage. Please do not litter. Make sure all cigarette butts are disposed of properly in your fire pit or in the ash trays located throughout the campground.
- Fires are allowed in fire pits only. No garbage burning allowed in the fire pits as the odor can be quite intense and unpleasant. When you empty your fire pit, make sure the ashes are COLD, they can be disposed of on the leaf pile by the dog pond.
- No parking on the campground roadway(s) or highway. This includes trailers for hauling tractors or gravel. You will receive 3 warnings per summer for illegally parked vehicles, even if they are your guest’s vehicles. After the 3rd warning there will be a $30.00 charge. Maximum of 2 vehicles permitted on a campsite at any given time. There is additional parking available in the visitors parking.
- DO NOT speed. If you are speeding, you will receive one warning per year, after that you will be assessed a $50.00 fine for each infraction.
- Sites with individual holding tanks will receive 2 free pump outs per season, Monday thru Friday before 3:00pm. If you require more than 2 pump outs the seasonal holder is responsible for the cost of pumping at a cost of $70.00 per tank. Please notify us by Monday or Tuesday when your tank is full and needs emptying. Tanks needing pump outs after 3:00pm, or on weekends/holidays will be charged $200.00 and will not be put towards your 2 free pump outs. In fall when we empty the tanks for winter, and your tank is ½ full or less it will not be pumped out. Once it is filled in the new season it will be emptied and count towards one of your 2 free pump outs. If the tank needs pumping in the fall and you have used your 2 pump outs, you will be charged $70.00.
- Outdoor lights must be LED. All lights, air-conditioning units or heaters must be turned off when you are not at the campground. If you have an electric heater it must be an infrared energy efficient heater and must not be left unattended.
- In order to have an extra fridge you must notify management. The cost for an extra fridge is $25.00 per year for a full size fridge or freezer, and $12.50 for a mini/bar fridge. The $12.50 fee also applies if your camper comes with an additional mini/bar fridge.
- If you are charging an electric vehicle at the campground you must notify management as there is an additional fee. Golf carts are $30.00 per year, and an EV is $80.00 per year.
- All seasonal camping units must be 15 years old or newer in order to have a site at Sunset Oaks. Once a camper has moved in, the age restriction no longer applies to it providing it is kept in acceptable condition and it stays on the original site. This applies to campers that are sold on site as well. If they are older than 15 years they need to be moved off site if sold.
- Management must be notified if you are selling your camper with the intent of a new owner taking over the site. You cannot rent/sublet your camper to another person.
- Campground notification is required prior to moving an RV/trailer on or off a site. The outside of the camper and all other structures (sheds, gazebos, fences, decks) must be kept clean, visually appealing, and in good physical condition. Sunset Oaks reserves the right to enter and inspect campsites at any time. Tarps and covers over trailer and buildings are only permitted off-season unless arranged with management. Washing/rinsing vehicles (except RV’s) is not allowed in the campground. You are responsible for insuring your camping unit, structure(s), and personal belongings on your campsite. Sunset Oaks is not responsible for accidents, theft, break-ins, or losses.
- Any patios, decks, sheds, or fences etc. constructed on your site must first meet the approval of Sunset Oaks. A drawing for the deck & shed with measurements is required before you begin. Decks cannot exceed a height of 24 inches, and sheds cannot exceed 105 sq ft. Due to tax assessments you will also be charged an extra annual fee of $0.25sq.ft. per structure(decks & sheds). Fences will be charged $0.50 per lineal foot. Temporary gazebos and 3 sided firewood sheds are exempt from any charge.
- Your site ends where the bush starts. Creating additional space, including paths, by destruction or removal of live trees or brush without permission is strictly prohibited and may result in an eviction. If you want to add trees or shrubs, etc. ask before you dig. There are shallow water lines running throughout the campground. If you dig without checking with management and you hit a water line or other infrastructure you will be responsible to pay the entire repair bill.
- Wild vegetation growing within the graveled site, including the driveway must be destroyed, not cut, by the seasonal holder. Use Roundup for destroying vegetation on the gravel. If you want to eliminate poison ivy in the bush area, use Par 3, DO NOT use Roundup in the bush. Roundup and Par 3 can be purchased at the office. A maintenance fee of $80 will be charged to campers neglecting their campsite.
